This week in Park City we have had 9 single family home sales in pretty much every price range possible. Lots of inventory still being sold here in all ranges, even over the million dollar mark. There were numerous sales in the Bear Hollow/Sun Peak area, Jeremy Ranch, Pinebrook, and Park Meadows. Two of the homes sold were over 1 million located in Park Meadows and Sun Peak. There were 4 out of 9 homes sold in under 30 days! We are seeing some great pricing on new listings right now and they are being snatched up very quickly!

Single Family Homes

This past week we have had 10 sales in singly family homes in the Park City area. Interestingly enough, most of these sales look to be primary residence sales and not vacation homes. The majority of these sales take place in predominantly owner occupied areas of Park City and most fell into the 500k-1 million price range. 7 of the 10 sales fall into this range with purchases in Pinebrook, Jeremy Ranch, and Thaynes Canyon. Only two sales were sold for over one million! One being in Promontory for 1.385 million and the other occurred in Park Meadows for a whopping 3.95 million on a beautiful luxury home.

This weeks featured neighborhood is the great subdivision of Pinebrook. Located just off of I-80 and across from Jeremy Ranch, this is a great family neighborhood with killer views. Surrounding by hiking and biking trails, this is an outdoor playground and close to anything and everything in the Park City area.

There is a broad range of real estate prices in this area from smaller condos to large luxury homes. At the bottom of the subdivision there is a convenient shopping area filled with unique shops and a grocery store. There are also a few fantastic restaurants to visit within walking distance of many homes.

I'm a big fan of this area (I currently live here) and think is a fantastic place for full time residents looking to buy in Park City. There

It looks like we now have a huge price reduction on a property in The Colony at White Pine Canyon following the sale of a listing last week in the high three million range. This property is now priced very aggressively for this luxury ski home at $370/sq. ft. on a huge 11.5 acres of property. The Colony was our featured neighborhood of the week last week and we have seen some increased activity in this area because of the great reduced pricing.
