While browsing a few homes on the MLS today I ran across a great deal on a luxury home here in Park City. The property is located in Mountain Ranch Estates and is currently the lowest priced single family home in the subdivision as of this post (2/28/2012). This area is filled with a large variety of luxury homes overlooking the Wasatch mountains with views of the ski resorts in Park City. As one of my favorite communities in the area, I had to share this great deal on a home. A new listing that just hit the market today caught my eye and is a great value in the area. Located within Jeremy Ranch real estate, this Canyon Links condo was just listed at 399k and is the lowest priced standard listing within the development. There is currently a short sale with a lower list price not yet approved. This community overlooks the Jeremy Ranch golf course, has high end finishes throughout, and is in a great location within the development. A bank owned unit was listed over the summer at this same list price and was sold very quickly.

While the foreclosures have seemingly slowed down considerably the last 6-12 months, Park City and Deer Valley are still seeing a fair amount of bank owned deals hitting the market depending on the week. For the recipients of my Foreclosure Report, there has been a slight lull in deals being sent out to them on a regular basis. This is encouraging news for the marketplace and home values, not so encouraging for those seeking the next great deal on a bank owned home.
