Spring time is here in Park City and there are a number of great deals on condos for sale at a very affordable price. If you are looking to purchase a condominium for a ski vacation, or even as a primary residence, Park City has the ideal location for your new property. Typically there are two different areas condo buyers are searching for here. There are the buyers looking to be in town, AKA "Park City Proper", or in the Park City Extended area which offers exceptional value within minutes of three world class ski resorts. Both have their pro's and con's so I will make sure to highlight real estate deals in each area and why they are so great.
Old Town Condos
The benefits to purchasing a property in Old Town Park City is that you are close to multiple ski resorts, and are in the middle of all the action! The appeal to be very close to Main Street, lots of shopping, and unique real estate is very attractive to out of town buyers. Old Town offers many older style condos that have been remodeled and are the perfect getaway to the mountains. When you are looking at units under the 350k range, you are typically looking at under 2,500 square feet, and a maximum 3 bedrooms. You can usually find a larger unit that is dated for an affordable price, or opt for a nice remodeled unit, with less space. Here are a couple of options that are currently on the Park City MLS that I feel are good buys in today's market.
Shaft Condominium on Empire Ave - $314,900 Bank Owned
This two bedroom unit is one of the best deals on the market right now and will likely be under contract within the week. When these well priced condos hit the market at a low price, it is almost always a multiple offer situation within the first few days as I am sure this one will be. This is a bank owned unit in a small complex, right next to the Park City Library, in walking distance to PCMR, and newly renovated throughout the entire unit. This is surely the best looking unit in the complex and a GREAT buy. A bank owned unit in this same area hit the market a few weeks ago and is already under contract as well.
Park Avenue Condominium - $247,500 Bank Owned
Another great two bedroom unit priced extremely well for the development. The Park Avenue Condos are located right in the center of town and across from a small shopping area. Units here are either right on the Park City golf course lining holes 17 and 18 or facing the Park Avenue street. A great location at a great price. This is well below comparable units for sale in the area and as a highly upgraded unit, you cannot beat it for the price. By the time many of you read this the unit will more than likely be off of the market due to how great of a buy this is on a condo in the area. Park City Extended Condos
Living outside of Park City Proper can provice a much better bang for your buck in the real estate market here. Many developments are going to be newer and a lower price per square foot since you are not paying for the prime Park City Limits location. Kimball Junction has exploded in the last five years or so and provides a number of areas that are perfect for both out of town buyers and primary residents alike. Areas you should be sure to check out for affordable condos in the area are Bear Hollow Village and Fox Point at Redstone.
Fox Point Condo Kimball Junction - $299,000
Priced below all of the other three bedroom units in the development, this unit at Fox Point is well priced and high quality. You are within steps to all of the shopping and dining that Redstone has to offer as well as being within five minutes of the ski resorts. This unit in particular is slightly upgraded above the other units in the area with slate flooring through the main living area, tiled fireplace, and other minor improvements making this unit one of the best on the market. Bear Hollow Village Condo - $259,900 Bank Owned
This is another great area just outside of the Park City limits that offers some very affordable townhomes and condominiums at a great price. Bear Hollow Village is located within the Olympic Park area just below the ski jumps and overlooking a portion of Kimball Junction. This is a great local community here and is home to many full time residents of the area. This three bedroom unit is the lowest priced on the market and is a great value.
