New Construction Guide To Deer Valley Real Estate

Even though Deer Valley Resort is a long established and successful ski resort community there are still opportunities to find some parcels left being developed for new construction residential dwellings. Much of the lower portions of the mountain, specifically around Snow Park Lodge, have all been developed but there are new opportunities throughout the Upper portions and into Empire Pass with new builds happening.  We've compiled this page as a resource to continually update with the latest inventory of new construction real estate developments so you can always find what is being built all in one place. 

Mayflower Area Upcoming Expansion

While I won't dive too deep into this development as much of it is unknown at this time it is something to be aware of as someone searches through the Deer Valley market. As of now, this area is to be called Mayflower Mountain Resort which contains 5,600 total acres and between 400-900 skiable acres of terrain to the south of Deer Valley Resort's current ski area. Access to the area is off of the Mayflower exit on Highway 40 which currently is the hub for the Deer Crest community at Deer Valley and will soon see base operations of Mayflower coming to fruition.

The developer, Extell Development Company, is planning a development that will contain three hotels with around 800 total rooms. A unique part about this property is that it is being developed with the assistance of MIDA (Utah's Military Installation Development Authority) and will offer reduced rate occupancy for military.  Initially the plan has been to 55 condos, townhomes, and single family homes with a potential expansion around 1,500 properties. 

This article in Forbes said it best " While the Mayflower has been announced as a new resort, a new deal means that they could eventually connect to Deer Valley. Extell and Deer Valley’s owner, Alterra Mountain Company, signed a 199-year lease this month which would enable a connection between the two resorts in the future. There are plenty of rumors afoot that in time, Mayflower could operate as a satellite base area for Deer Valley Given how rampant consolidation is in the industry that could make a lot of financial sense. In the meantime, Mayflower is projected to open in time for the 2021-22 ski season."

New & Under Construction Projects 

One Empire Pass 

Located a mere steps from the Silver Strike Chairlift is this newly completed building at One Empire Pass. Built by East West Partners, a longtime developer in the Park City market, the building is truly one that will be highly desirable for the considerable future in the Deer Valley marketplace. They managed to capture the best parts of each building in the Empire Pass village area and combine it into one luxurious building packed with amenities and a high level of service for it's owners and guests.  Interior designs were partner with Barclay Butera to finish the building with a truly stunning look and feel that no other building in the Empire Pass area offers.

Empire Residences 

Also located within the Village at Empire Pass are the new Empire Residences being built next to the Silver Strike chairlift directly in between Shooting Star and the new building at Argent Deer Valley. As an amenity rich development this complex will feature 20 luxury residences that are slopeside at the Deer Valley Resort. As is the case with most new developments in the area, these residences will feature amenities like in-house managers, fitness room, ski prep room, ski beach, and more amenities for it's owners. As one of the final developments to come to the Empire Pass village these units will be in high demand as contemporary new construction is at the top of the list for most buyers looking in the area.

Sommet Blanc 

As one of the last parcels to be developed within the Deer Valley Resort, Sommet Blanc is poised to be one of the finest pieces of real estate to be found in the area. It's location is unique in that it sits adjacent to the Montage Deer Valley to offer it's residents quick access to Ruby Express and Empire Express.
